Two small investment firms, Namdar Realty Group and Mason Asset Management, are taking control of malls left and right. Their aggressive low investment business strategy, in force with growing e-commerce trends, have given them the ability to be extremely successful in their market.
The firms strategy has been to shy away from high end properties. Generally they look to hold rather than redevelop properties, and ask for low rent. Ultimately this leads to lower quality spaces, but also lower vacancies. Because they’re spending so little on the malls they acquire, their return is high.
